A written rental application must be processed on all prospective residents 18 years of age or older. Each application must include a $25 application fee. Applications received without the application fee will be considered incomplete.
We look at rental history, criminal background, employment / income verification and credit. We recognize that many people have credit issues.

Homes will be kept available for showing until we have an applicant that has paid a non-refundable reservation fee and has signed a lease form. We require at least a one year (12 month) rental agreement.
An applicant will automatically be denied for the following reasons:
1. Falsification of any information or misleading information on the rental application.
2. Applicant(s) currently in the process of filing bankruptcy or having filed bankruptcy in the previous two years.
3. Eviction or demand of possession by previous landlord for cause within the last 4 years.
4. Past rental collection on credit report in last 4 years.
5. Felony record in the last 10 years.
Pet Policy: There is a $100 non-refundable pet cleaning fee per pet. We do not accept the following breeds of dogs: Akitas, Alaskan Malamute, Doberman Pincher, German Shepherd, Great Dane, Pit Bull, Rottweiler, St. Bernard and Wolf hybrids.
Additional rent might be required if there are more than 2 or more people occupying each bedroom or due to credit issues. Application processing time is generally 48-72 hours. More time might be needed to gather additional information. We only correspond with third parties that are attorneys licensed to practice in the state of Georgia. Attorney must be hired to represent parties on the application and/or rental agreement.
We are a company who recognizes and fully supports Federal and State Fair Housing and Credit Laws. We do not discriminate against any person on the basis of race, color, religion, sex, handicap, familial status or national origin.
I/We have read and understand the above qualifications and policies. Applicants submits herewith a non-refundable payment in the amount of $25 for credit check and processing charge. If application is not approved, said sum will be retained by management to cover the cost of processing this application. Any false information will constitute grounds for rejection of application. Management, Pedrosa Property Group LLC or their agents is hereby expressly authorized to verify the accuracy and correctness of the statements contained herein, to check my criminal history, to communicate with applicant’s employers, present and past landlords and creditors, and to procure such other information which management, Pedrosa Property Group LLC, or their agents may require to evaluate this application.
